What is Squaremetry?

Squaremetry is an online floor plan and measuring tool. You draw a floor plan in your browser, without an account, and every room shows its area by the measuring standard of your country (ANSI Z765, NEN 2580, WoFlV, loi Carrez, RICS). The same model shows the home in 3D and exports a PDF. Squaremetry is based in the Netherlands.

Start with the floor plan maker, see how we calculate every number, or read the ANSI Z765 square footage rules in our own words. Coming from another floor plan app? See what changes when you switch.

HOW IT WORKS

From a tape measure to a floor plan

In three steps. Type what you measured, and the plan and the numbers follow.

  1. Type or draw your rooms

Or trace a photo or PDF of a floor plan.

  2. See the area of every room

Every room and floor, with what counts and what doesn’t.

  3. Export your floor plan

Or a square footage report with the ANSI calculation.

Quick answers

How many square feet is a room?

Multiply the length by the width in feet. Three sizes people ask about most:

  • How many sq ft is a 12x12?

    144 sq ft

    12 × 12 ft = 144 sq ft, or 13.4 m². A bedroom with a queen bed.

  • How many sq ft is a 20x20?

    400 sq ft

    20 × 20 ft = 400 sq ft, or 37.2 m². A two-car garage.

See it drawn to scale →
  • How many sq ft is a 30x40?

    1,200 sq ft

    30 × 40 ft = 1,200 sq ft, or 111.5 m². A small house or a large garage.

QUESTIONS

Square footage calculator: questions

Can’t find your answer? Read the guides or send us a message.

How much does it cost?

Drawing and every area are free, and your first home is free for 30 days. After that: $5 per home for 30 days, or Pro for $24 a month or $179 a year, with 15 new homes a month.

What is ANSI Z765?

ANSI Z765-2021 is the US standard for measuring single-family homes. Appraisers use it for loans sold to Fannie Mae since April 2022. Squaremetry has an ANSI Z765 mode that shows which rooms count and why.

Do I need an account?

No. You can draw and see every area without one; your plan stays in this browser. Sign in when you want to keep a home in your account or share it.

Can I export my floor plan?

Yes, as PNG, SVG or a PDF to scale, and as a square footage report with the rooms and the rule behind each number. Free is a small PNG with a watermark; the full files come with an unlocked home or Pro, and your first home is free.

Does a garage count as square footage?

Not in the gross living area. A garage is not finished living space, so ANSI Z765 reports it separately, like a porch or a deck.

Can I measure in square meters?

Yes. Switch the units to meters and every length and area follows. Type 4.2 x 3.5 or 420 x 350 cm.
