Short answer
Short answer
No. A garage is not finished living space, so it is not in the gross living area, attached or not.
Why
ANSI Z765 counts finished area that is used as part of the home all year. A garage is finished and used differently, so it goes on its own line, like a porch or a deck.
Exceptions
- Converted garages
- A garage that is finished like the rest of the house, with the same floors, walls and ceilings, can count.
- Listing services
- Most list the garage size, or the number of cars, on its own.
- Appraisals
- The garage is reported as a separate item, not in the GLA.
Example
Figure 1. House: 1,800 sq ft counts. Garage: 440 sq ft is shown on its own line.
| Area | Sq ft | Under ANSI Z765 |
|---|---|---|
| House | 1,800 | Counts toward the GLA |
| Garage | 440 | Reported separately |
