Floor plan of an open-plan office drawn in the editor: four bench desks for four, a meeting room for eight, a break room, a restroom and storage.

Three office layouts

The open plan and the private offices use the same outside walls; the small office is a smaller space for six. Each link opens that office in the editor.

Types of office layouts

Open plan: desks in shared benches, with the meeting and break rooms closed off. It fits the most people: here 16 workstations, and the open office itself is 51 sq ft per desk.

Private offices: a room per person along a corridor. Quiet, but the corridor and the walls take space: here 8 workstations in the same shell, with the corridor at 182.7 sq ft.

Hybrid: open desks for daily work with a meeting room and a table for short talks, like the small office. Many teams mix these, room by room.

How we measure offices

Squaremetry has no measuring rule of its own for offices yet: an office is measured with the rule for homes, and this page shows the area of each room inside the walls. A lease may use another method.

Space around desks and tables

Each piece in the library carries the free space it needs and where that number comes from. Where no guideline exists, we say it is our own rule of thumb.

How it works in the editor

  1. The button above opens the editor with the open-plan office. For your own office, draw the walls or type the rooms with their sizes.
  2. Choose Office when the editor asks what you are drawing: you get office room types and office furniture first.
  3. Press F or choose Furniture and search for desk, bench desk, meeting table, reception or office chair. Click in a room to place it.
  4. Shift+click several pieces and click Group to move a whole desk with its chairs; Save as favourite keeps it for your next office.
  5. Every room shows its area on the plan. Export a PDF to scale or a DXF for your landlord, architect or fit-out contractor.

Questions

Questions

About office floor plans. Can’t find your answer? Send us a message.

How do I create an office floor plan?

Draw the space with its walls, doors and windows, split it into rooms (open office, meeting room, kitchen, restroom), then place desks and tables from the library. In Squaremetry every room shows its area as you draw.

How much space does one workstation need?

A desk in our library needs 48″ in front, at least 36″. In our examples the whole office comes to 71 sq ft per workstation in an open plan and 139 sq ft with private offices, meeting and support rooms included.

What are the types of office layouts?

Open plan (shared desks, closed meeting rooms), private offices (a room per person on a corridor), and hybrid (open desks with rooms for meetings and focus). Many offices mix them.

Is there a free office floor plan creator?

Yes. In Squaremetry, drawing, placing furniture and looking in 3D are free in the browser, without an account. A PDF to scale or a DXF costs $5 per home, or comes with Pro from $24 a month.

Is there an office floor plan template?

The three layouts on this page open in the editor as a starting point. Move the desks, change a wall, and the areas follow.

Does Squaremetry measure offices by a commercial standard?

Not yet. Offices are measured with the rule for homes, and each room shows its area inside the walls. If a lease uses another method, check the numbers with that method.
