The living level sits a full story up. A stair from the closed entry on the ground arrives between the kitchen and the great room, and every main room opens onto a deck as wide as the house.

A cottage on one floor behind a screened porch. Each bedroom has a bath, and the back door opens into a beach entry with the laundry and a bath, so the sand stops there.

What counts

What counts in the square footage

On the raised plan you come in at ground level, where the entry and storage are enclosed but unfinished: 231 sq ft listed apart. Only the finished main level counts, and its 714 sq ft deck stays outside the total.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What are some plans for a small beach house?

Keep it to one open room for living and cooking, two bedrooms and a porch. Our coastal cottage does that in 1,200 sq ft.

Does the space under a raised beach house count?

Only if it is finished living space, and in many flood zones the area below the house may only hold parking, storage and the entry stair. A closed but unfinished ground floor is listed apart.

What is a good beach house layout?

Living areas on the side with the view, a deck you reach from more than one room, a beach entry with a bath near the back door, and bedrooms at the quiet ends.

Can I change these plans?

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
