What counts

What counts in the square footage

Upstairs is where a Cape gains or loses space. With small dormers, 243 sq ft stays under 5 ft. A shed dormer across the back lifts the whole rear of the four bedroom plan to full height; there only the landing under the front slope has a low strip, 58 sq ft.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the typical layout of a Cape Cod house?

A central entry with the stair in front of you, a living room on one side, a bedroom or dining room on the other, and the kitchen behind. Upstairs, bedrooms sit under the roof slopes with a bath between them.

What are the disadvantages of a Cape Cod house?

The upper rooms have sloped ceilings and lose floor area near the eaves, and small dormers give little light. A shed dormer at the back solves much of that.

Can I change these plans?
