Ours have 3,600 to 4,000 sq ft on two floors: one keeps all six bedrooms upstairs, the other puts a guest suite downstairs. 6 bed house with a guest suite downstairs

Bedroom 6 has its own bath and closet next to the foyer, so a guest or a grandparent never needs the stairs. Upstairs five bedrooms gather around a loft, with the laundry on the same floor.

What counts

What counts in the square footage

Stairs count on the floor they go down from, so the stairwell is part of the upper floor in both plans. The 588 sq ft garage of the larger plan is unfinished and stays out of the total.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

How big is a 6 bedroom house?

Usually 3,500 sq ft or more, depending on the size of the bedrooms and the living areas. The plans on this page have 3,600 and 4,000 sq ft.

Can I turn one of these into a 7 bedroom house plan?

Yes. Open a plan in the editor and make the office or the loft a bedroom with a door and a closet. The total area stays the same; only the room count changes.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
